Steve Butler, MRICS, Chartered Surveyors have over twenty five years’ experience of preparing building surveys in the Birmingham area.

 

We are also highly experienced in preparing Homebuyers Surveys, Valuation Surveys and acting as Independent Experts for residential property in Birmingham.

We provide a professional, cost effective residential property survey service and try to be as accessible as possible. Our survey reports are written in plain language with minimal caveats. In addition to being a registered Home Inspector Steve is a fully qualified and recognized by the RICS as a Registered Valuer and the company is also Regulated by the RICS ensuring the highest professional survey standards at all times.

 

Our building surveys are bespoke reports that include:

 

A full description of the property to be surveyed including measurements of the structural elements to ensure that the structure of the property is understood.

 

A list of all the major elements of the property and services with a comment as to condition, urgency of repair, and suggestions as to methods and costs of repairs if appropriate.

 

A summary of items requiring either urgent repair of further investigation.

 

Identification of serious risks to the property and people.

 

The surveys also suggest investigations that should be undertaken by legal advisers before exchange of contracts.

 

Our property pre - purchase buildings surveys include a market valuation and insurance re-instatement cost as standard. Many other surveyors Building Surveys do not. 

Due to the time taken to measure the property Building Surveys cost considerably more than the Homebuyers Report, however you should bear in mind that they are unlikely to find any serious defects to the property that the Homebuyers Survey and Report will not.

 

It is considered that the Homebuyers Survey and Report will be suitable for most clients.
